All applicants must meet four primary categories of screening criteria:
- Income & Resources
- Gross monthly income must be 3 times the monthly rent.
- All income sources will be reviewed.
- Earned income may be verified by contacting your current employer.
- Non-earned income (e.g., benefits or other resources) must be documented.
- If employed less than 6 months, a two-month security deposit will be required.
- Credit History
- Minimum credit score of 600 or higher.
- No open bankruptcies.
- No bankruptcies within the past five years.
- Rental-Related Debt Policy
- Applicants must have no outstanding rental-related collections or judgments at the time of application.
- Rental-related debt includes, but is not limited to:
- Residential rental property balances
- Property management company balances
- Storage unit rental balances
- Court judgments for unpaid rent or damages
- Utility accounts in collections arising from a prior tenancy
- Applications will be denied if there is:
- An unpaid rental-related collection, or
- A satisfied rental-related collection within the past five (5) years, unless written proof of full satisfaction and positive landlord reference is provided.
- Background Check
- All information must be truthfully disclosed on the application—undisclosed issues will result in denial.
- No felony convictions.
- No violent or drug-related convictions within the last five years.
- No registered sex offenders.
- Eviction Record
- No prior evictions will be accepted.
Supplemental Considerations
- Landlord References: Two prior landlords will be contacted.
- Personal References: May be contacted if additional information is needed.
Co-Signer Policy
A co-signer may be required if the applicant has:
- Limited or no rental history
- Limited or poor credit history
- Lack of stable employment
- Insufficient income
